Choosing a Hardwood Floor Finish for Busy Homes in Darien

Most Darien homeowners spend their time picking a stain color. The finish on top of that stain decides how the floor looks in two years. In a house with kids, dogs, sand from the beach in summer, and salt and slush from November to March, the topcoat is what takes the abuse. The three finish families

Oil-based polyurethane. The traditional choice in a lot of older Fairfield County homes. It builds a thick film and has a warm amber look that deepens over time. The trade-offs are strong odor during the job, longer dry times between coats, and a yellowing that can turn light floors orange over the years.

Water-based polyurethane. Dries clear, has low odor, and lets the crew put down multiple coats on a tighter schedule. The quality range is huge. Entry-level water-based products wear quickly. Commercial-grade, two-component water-based finishes are among the toughest floor coatings made.

Hardwax oils. Products like Rubio Monocoat penetrate instead of building a film. They give a low, natural look and allow spot repairs. They also need more regular maintenance, and they are less forgiving with spills and pet accidents in busy homes.

Sheen matters as much as product

Semi-gloss and gloss are better left to formal rooms that do not see dogs or kids.
