Greenwich Homes We Refinish
Greenwich housing runs from shoreline colonials to large backcountry homes, and the floors vary with it:
- Old Greenwich and Riverside. Colonials, capes and shingle-style houses near the water, many with original narrow-strip red or white oak. Being close to Long Island Sound means bigger seasonal humidity swings: some swelling in summer, gaps in winter. We check moisture before sanding.
- Cos Cob and Byram. Older village homes and mid-century houses. We often find oak under carpet, patched boards from past renovations, and stair treads that don’t match the floor.

Refinish, Recoat or Repair? How We Decide
- Screen and recoat. The finish is dull or lightly scratched, but wear hasn’t gone through to bare wood and there’s no graying or water staining. It’s faster and costs less than a full sand. See hardwood floor cleaning and maintenance.
- Full sand and refinish. Wear through to bare wood, graying, pet stains, deep scratches, or a color change you want. We take the old finish off down to clean wood, stain it if you want color, then coat it.
- Repair first. Loose, cupped, split or water-damaged boards get fixed or replaced, with matching wood woven in, before the floor is sanded, so the repair blends in. See hardwood floor repairs.
- Thin or engineered floors. We check the wear layer at a floor vent or threshold. Some engineered floors, and old floors that have been sanded many times, can’t take another full sand. If that’s your floor, we’ll say so.
Our Refinishing Process
- Walk-through and moisture check. We look at species, board width, past repairs, wear layer and moisture, then give you a written estimate.
- Prep. We move what’s agreed, cover vents and doorways, and protect cabinets, baseboards and stairs.
- Dust-contained sanding. Passes from coarse to fine grit, edging along the walls, and hand-scraping in the corners.
- Stain samples on your floor, if you want a color. You see it on your own wood, in your own light, before we commit.
- Finish coats in the system you choose, buffed between coats as that system requires.
- Final walk-through. You get care instructions and a schedule for walking on the floor, moving furniture back and putting rugs down.
Finish Options and Time Out of the Room
We offer three finish systems. The project times below come from our finish-options chart; exact timing depends on square footage, stain and the number of coats.
- Traditional oil-modified polyurethane (for example PoloPlaz Supreme), with your choice of Minwax colors. A warm amber tone that deepens over time. Project time 1–6 days, with more odor and longer drying between coats.
- Fast-dry water-based polyurethane (for example Bona Traffic HD, a commercial-grade waterborne finish), with Duraseal or Minwax colors. Clear, stays light, and suits white oak and bleached floors. Project time 2–4 days with very low off-gassing. Bona Traffic HD has a 3-day cure: you can walk on it in socks well before then, but rugs and furniture should wait until it has cured.
- Modern hard oils. A natural, low-sheen look with almost no off-gassing. Project time 2–4 days. Easy to spot-repair, but it needs periodic maintenance.

How long does refinishing take in a typical Greenwich home?

Do we have to move out while you refinish?
Usually not. Where the layout allows, we work one area at a time, and dust-contained sanding helps keep the rest of the house livable. You’ll need to stay off freshly coated floors until they’re dry enough to walk on. With oil-based finishes, some families prefer to be out on coating days because of the odor.
Can you refinish old wide-plank or antique floors?
Often, yes. First we check thickness, nails and how the boards are fastened. Older wide boards sometimes need repairs or a gentler sanding sequence. If a floor is too thin to sand safely, we’ll say so and discuss repair or recoat options.
Our floor looks dull but isn't damaged. Do we need a full sand?
Maybe not. If wear hasn’t reached bare wood, a screen-and-recoat can restore the sheen and protection in less time and for less money.
Which finish is best for a busy family home with pets?
Commercial-grade water-based finishes such as Bona Traffic HD are built for durability and stay clear. Oil-modified polyurethane gives a warmer, amber look. Modern hard oils look the most natural and are the easiest to spot-repair, but they need periodic maintenance. We’ll show you samples and talk through how each room is used.
