What Refinishing Actually Involves
Refinishing isn't the same job as cleaning, and it isn't the same job as replacing a floor. It starts with sanding the existing wood down to bare, clean wood, usually in progressively finer grits so the last pass leaves a smooth, even surface. Any board that's cracked, badly cupped, or has a nail head sitting proud gets addressed before sanding continues — that's floor repair work folded into the same job. Once the wood is sanded and cleaned of dust, we either leave it natural or apply a stain, then build the finish up in multiple thin coats. Stair treads usually get handled as their own step (see stair and tread work) since they take more abuse than the field of the floor, and a whole-house job is really an installation and refinishing project rolled into one.
Bona Traffic HD or PoloPlaz Supreme: Which Finish Fits the Room
We finish Fairfield County floors with two products, and which one we recommend depends on the room. Bona Traffic HD is a commercial-grade waterborne finish — built for durability, dries close to clear so it doesn't shift the wood's natural color much, and carries a 3-day cure, which matters in a kitchen, mudroom, or entryway you can't stay off of for long. PoloPlaz Supreme is an oil-based polyurethane, also built for durability, but it lays down with the warmer amber tone oil finishes are known for, along with a longer working and cure time. Neither is the right answer across the board — it comes down to the room, the traffic, and the color the homeowner wants to live with.
What Refinishing Can Fix, and What It Can't
Refinishing is the right call for surface-level wear: scratches, dulling, a graying or yellowing old finish, light water rings that haven't gone all the way through the finish, and the mismatched color left behind by years of spot touch-ups. What it can't fix is wood that's already gone. A solid hardwood floor only has so much material above the tongue and groove, and it can only be sanded down so many times before there's nothing left to take off. Engineered floors are worse off here — most have a thin veneer wear layer, and many can only be sanded once, lightly, if at all. Deep cupping, rot, or a subfloor problem underneath isn't something a sander fixes either; that's a repair or replacement conversation, not a refinishing one. If you're not sure which category your floor falls into, that's worth a look before committing to sand it.
Dust Control, Timeline, and Cure Time
Modern sanding equipment runs with dust containment, so a refinish doesn't have to mean fine dust settling through the whole house for a week — but the room being worked stays cleared out, and pets and people stay off the floor while it's being sanded and coated. A typical refinish runs several days start to finish: sanding, staining if the floor is being stained, then the finish coats, with drying time between each one. Dry-to-the-touch and fully cured aren't the same thing — Bona Traffic HD is walkable in socks well before its 3-day cure is complete, but rugs, furniture, and normal foot traffic should wait for the finish to actually cure, not just dry. Rushing that step is the most common way a brand-new refinish gets marked up in its first week.
